What is your legal responsibility when it comes to gas installations and appliances on your properties?

By law, landlords must have an annual gas safety check on all gas appliances and flues in properties that you provide to tenants in your rental properties.

Requirements:

• Flues, appliances and pipework are maintained in a safe condition.
• All flues, appliances and relevant pipework are inspected and maintained by a Gas Safe Registered engineer.
• Have valid documentation, in the form of a cp12 certificate to prove gas safety checks to your tenants,

Letting Agents Legal Requirements

A letting agent must always clarify with the landlord who is responsible for making arrangements for maintenance, safety checks and certificates in relation to gas appliances.

If a letting agent is responsible they must adhere to the requirements listed above in ‘Landlords legal Requirements’.

Ignorance is not a defence.

How Do I Know An Engineer Is Registered With Gas Safe?

Only an engineer who has qualified can use the Gas Safe Register yellow triangle on their site, branding, clothing and vehicle.

A qualified engineer has a valid Gas Safe ID card that contains a unique licence number.

This can be checked and verified on the Gas Safe Register website.
